1. Long-term domain registration
The longer the domain is registered, the longer the owner are planning to run the site, the more possible the site will be a legit site.
2. The age of the website (the time being indexed by google)
A new site is more likely to enter the Sandbox, so the older a site is, the less possible it will be sandboxed.
3. Regular updates
Add some content to your site every day or evry few days, a good website should be updated regularly, unique content is the best, search engines like unique content, duplicate content will do harm to your site ranking.
4. The quality of external links
If a site get links from high TrustRank sites, its trustRank will be improved. It would ba the nest if the links are one-way links.
5. Dedicated IP

11. The link popularity and quality
The links to your site should be high quality, The archor texts of the links should be variety.
12. Never over optimized
In strict accordance with the terms of google, never over optimize your site, over-optimization might not let your site be removed, but your google trustrank may be reduced. For example, too many keywords in domain names, stack keywords on the irrelevant pages.
